I found out you can get the chainsaw sadist to break open the door for Sebastian super early. If you hide in the locker after he breaks the original door down into the room, the game allows you to leave if you want WHILE the sadist is in the room. Normally this isn't allowed but entering locker later does allow this. You then have to hide in the locker until the sadist starts running back to the left of the room to break the 1st box. You can then leave and stand by the exit door and he will attempt to hit you and break down the door at the same time, and much earlier. This saves approximately 30 seconds in a speedrun. :)
